Nassau's garage doors

Most of Nassau County was developed between the late 1940s and the 1960s. Levittown is the famous example, but the same era produced most of the housing in Hicksville, East Meadow, Massapequa, Wantagh, Bellmore, Merrick, Plainview and many more. Typical houses have a single-car garage, attached or detached, and a narrow driveway. Many have been expanded, and the garage has been rebuilt or widened along the way.

On the North Shore, from Great Neck and Port Washington to Oyster Bay and Locust Valley, homes are older and larger on average, with more custom wood and carriage-style doors. On the South Shore, from Long Beach and Island Park to Freeport and Massapequa, salt air and the memory of Hurricane Sandy shape how people choose and maintain doors.

Licensing in Nassau County

Nassau County requires home improvement contractors to be licensed by its Office of Consumer Affairs, and garage door installation and repair generally falls within that. Ask for the license number when you book, and check it with the county if you have any doubt.

Who issues building permits

Nassau has three towns (Hempstead, North Hempstead and Oyster Bay), two cities (Glen Cove and Long Beach) and 64 incorporated villages. Unincorporated hamlets such as Levittown or Hicksville get permits from their town; villages such as Garden City or Freeport have their own building departments. Like-for-like repairs typically do not need a permit, but a new door, a widened opening or a new garage does. Your installer should check.

South Shore flood zones

Hurricane Sandy in October 2012 pushed salt water into garages from Long Beach and Island Park to Oceanside, Baldwin, Freeport, Merrick, Wantagh, Seaford and Massapequa. Many homes in those neighborhoods sit in FEMA flood zones, and some were elevated afterward, which changed the height and layout of their garages. In flood zones, enclosed areas below the flood elevation generally need flood openings, and a garage door does not count as one on its own.

If you are replacing a garage door on a South Shore home, ask the installer about salt-resistant hardware, the wind rating, and whether your village or town needs a permit or flood documentation. See salt air and wind on coastal Long Island.

What Nassau's climate does to garage doors

Nassau winters are milder than upstate, but hard freezes still break springs that are near the end of their life, and road salt dripping off cars eats at the bottom brackets and lift cables. Near the South Shore bays and on the North Shore harbors, salt air speeds up rust on every metal part of the door.

Nor'easters and the remnants of tropical storms bring high winds and heavy rain several times a year. A yearly tune-up catches frayed cables and dried-out seals before a storm finds them.

Licensing and contracts

Garage door contractors working in Nassau County generally need a home improvement license from the Nassau County Office of Consumer Affairs. Ask for the license number when you book. New York law also requires a written contract for home improvement work over $500.

Garage door services in Nassau County

  • Broken spring repair: A loud bang, a door that weighs a ton, a gap in the coil above the door. Springs do the lifting, and they are the part that breaks most.
  • Opener repair & installation: Remote stopped working, door reverses for no reason, motor runs but nothing moves. Openers fail in a handful of predictable ways.
  • Off-track door & cables: Door crooked, hanging on one side or jumped out of its track? Stop using it. A crooked door can fall.
  • New garage doors: Steel, insulated, carriage-style or full-view glass. What to compare, what affects price, and what a proper install includes.
  • Panel & section replacement: One dented or cracked section does not always mean a new door. Whether a panel can be matched depends on age and model.
  • Emergency repair: Door stuck open at night, car trapped inside before work, door hanging after a storm. What to do while help is on the way.
  • Tune-up & maintenance: A yearly service catches frayed cables and tired springs before they leave you stuck, and quiets a noisy door.
  • Commercial doors: Roll-up doors, sectional overhead doors and storefront gates for shops, warehouses, auto shops and loading docks.
  • Weather seals: Daylight under the door, puddles after rain, leaves and mice getting in. A worn seal is a cheap fix that protects the whole garage.
  • Remotes, keypads & smart control: Lost remotes, dead keypads, a car that will not program, or adding phone control and package delivery to an existing opener.

Questions

Nassau County: questions

How fast can someone get to me in Nassau?

Nassau is compact, so local companies can often arrive the same day. The company that answers will tell you its timing before anything is booked.

Does Nassau County require a permit for a new garage door?

The county does not issue building permits; your town, city or village does, and the rules differ. The installer or the local building department can tell you.

Which Nassau communities do you cover?

About 60, listed below. If yours is not listed, call and ask.

My Nassau house was elevated after Sandy. Does that affect the garage door?

It can. Elevated houses often have a garage or storage area at ground level below the living space, with flood openings in the walls. Replacement doors need to suit that setup, and the building department may have requirements. Tell the installer about the elevation work when you call.

Why do so many Nassau homes have single-car garages?

Much of the county was built between the late 1940s and the 1960s, when one car per household was typical. Many of those garages have kept their original size, with 8- or 9-foot single doors.
