Garage door help by town in Greene County
Each page covers local housing, conditions and who issues building permits.
River towns and mountain towns
Greene County has two very different halves. Along the Hudson, Coxsackie, Athens and New Baltimore are old river towns with nineteenth-century homes. Inland and up the escarpment, towns such as Cairo, Durham, Windham, Ashland and Prattsville sit in the northern Catskills, where elevation brings more snow and colder winters.
Ski areas at Windham and Hunter mean many second homes and rentals. Garage doors in those homes may sit unused for weeks, then be used constantly on winter weekends. A spring that was close to failing often breaks then, when getting a technician up the mountain takes longer.
Mountain driveways and garage floors
In the mountain towns, many garages sit at the top or bottom of steep driveways. At the bottom of a slope, meltwater runs toward the door and freezes the seal to the floor. A rubber threshold, a thicker bottom seal and, where possible, a drain in front of the door keep water out. At the top of a slope, the floor may not be level, which leaves a gap at one corner of the door. A taller bulb seal or a threshold usually closes it.
Heavy snow load from plows and roof slides can also pile up against the door. Clear it promptly so it does not push in the bottom section.
A checklist for rental and ski homes
- Check the springs and cables in the fall, before the ski season starts
- Leave guests simple instructions for the door, the wall button and the release cord
- Fit a keypad so guests do not need a remote, and change the code between seasons
- Consider battery backup, since mountain outages are common in winter storms
- Add an outside emergency release if the garage has no side door
Common calls
- Broken springs on cold weekend mornings
- Thicker seals and thresholds for garages at the bottom of steep driveways
- Battery-backup openers for mountain power outages
- Pre-season tune-ups for rental and second homes
Permits and the Catskill Park
Permits come from your town or village. Parts of Greene County lie inside the Catskill Park, and some mountain towns are also within the New York City watershed, which affects new construction more than repairs.
Older homes in the river towns
Along the Hudson, Coxsackie, Athens and New Baltimore have nineteenth-century homes, village streets and detached garages behind the house. Typical calls are springs and cables on older single doors, openers without working safety sensors, and new lightweight doors for small openings. Winters along the river are milder than in the mountains, but snow and salt still take their toll on bottom seals and hardware.
Cairo, Durham and the escarpment
Between the river towns and the high peaks, Cairo and Durham sit below the Catskill escarpment, with a mix of year-round homes, farms and second homes. Winters are snowier than along the river and milder than up in Windham. Many properties have detached garages and outbuildings on long driveways, and a fall check of the springs and seals is the best way to avoid a midwinter breakdown.
Catskill winters and garage doors
Greene County climbs from the Hudson River towns of Coxsackie and Athens up into the northern Catskills around Windham and Hunter, where the mountains get much more snow and colder temperatures than the valley. Ski-area homes and second homes see doors left unused for long stretches, then pushed hard on winter weekends.
Steep mountain driveways make it harder for a door to seal evenly against the floor, and meltwater running toward the garage can freeze the door shut. A thicker bottom seal or a threshold often helps.
Licensing and contracts
Greene County does not issue its own home improvement license. New York's General Business Law still applies: home improvement work over $500, which includes a new garage door, must be covered by a written contract that describes the work, the price and the start and finish dates. Ask the company for proof of insurance before a large job.
Garage door services in Greene County
- Broken spring repair: A loud bang, a door that weighs a ton, a gap in the coil above the door. Springs do the lifting, and they are the part that breaks most.
- Opener repair & installation: Remote stopped working, door reverses for no reason, motor runs but nothing moves. Openers fail in a handful of predictable ways.
- Off-track door & cables: Door crooked, hanging on one side or jumped out of its track? Stop using it. A crooked door can fall.
- New garage doors: Steel, insulated, carriage-style or full-view glass. What to compare, what affects price, and what a proper install includes.
- Panel & section replacement: One dented or cracked section does not always mean a new door. Whether a panel can be matched depends on age and model.
- Emergency repair: Door stuck open at night, car trapped inside before work, door hanging after a storm. What to do while help is on the way.
- Tune-up & maintenance: A yearly service catches frayed cables and tired springs before they leave you stuck, and quiets a noisy door.
- Commercial doors: Roll-up doors, sectional overhead doors and storefront gates for shops, warehouses, auto shops and loading docks.
- Weather seals: Daylight under the door, puddles after rain, leaves and mice getting in. A worn seal is a cheap fix that protects the whole garage.
- Remotes, keypads & smart control: Lost remotes, dead keypads, a car that will not program, or adding phone control and package delivery to an existing opener.

Questions
Greene County: questions
Do you cover Windham and the ski area?
Yes, Windham and nearby hamlets such as Hensonville and Maplecrest are covered.
My rental's garage door broke on a weekend. Can someone come?
Calls are answered around the clock. Whether a technician can come that day depends on the company, the weather and the distance. They will tell you when they call back.
Why does my mountain house garage door freeze shut so often?
Usually water runs toward the door and refreezes overnight. A threshold, a better bottom seal and clearing snow from in front of the door are the main fixes.
Do you cover Coxsackie and Athens?
Yes. Coxsackie has its own page, and Athens and the other river towns are listed below.
Do you cover Cairo and Durham?
Yes, along with the other communities listed on this page.
Can cold weather make my garage door opener stop working?
It can make it struggle. Thick lubricant, stiff seals and a door frozen to the floor all add resistance. Clear the ice, use a cold-rated lubricant and never turn up the force to push through.
Should I leave my garage door opener on in a vacation home?
If nobody will be there for a while, unplugging it after closing and locking the door protects it from surges. Plug it back in and test the auto-reverse when you return.
Why does the bottom of my door rust first?
The bottom section sits in meltwater, road salt and puddles. Keeping the seal in good shape and hosing salt off the floor in a thaw slows it down.
Is a steep driveway a problem for my garage door?
It can send water toward the door and leave the floor uneven under it. A threshold and a thicker seal usually help.
Do you cover Ashland and Prattsville?
Yes, both mountain towns are on the coverage list. Travel can take longer in winter, so call early if you can.
