Garage door help by town in Montgomery County
Each page covers local housing, conditions and who issues building permits.
Canal towns and mill cities
Montgomery County follows the Mohawk River and the Erie Canal, which made towns like Amsterdam, Canajoharie, Fort Plain and Fultonville busy places in the nineteenth century. Amsterdam was a major carpet-manufacturing city, and much of its housing dates from that era: closely built homes, many with detached garages added later on narrow lots.
Outside the river valley, the county is farm country, with barns and equipment buildings that have large doors.
Old detached garages: repair or replace?
Many detached garages in Amsterdam and the canal villages were built decades ago for smaller cars, and their doors have often been patched more than once. If the door is a heavy single-layer wood or old steel door, the springs are tired and parts are hard to find, a new lightweight steel door sized to the opening is often the better value. It also comes with new springs, cables, rollers and tracks.
If the door is sound and only a spring, cable or opener has failed, a repair makes sense. See repair or replace for a simple way to decide.
Frost heave and garage floors
Mohawk Valley winters bring many freeze-thaw cycles. Water in the soil under a garage slab or apron freezes and expands, lifting and cracking the concrete. Over the years, the floor under the door can tilt or crack, leaving a gap at one end that lets in cold air, water and mice. A thicker bottom seal or a floor threshold usually closes the gap. If the floor has moved a lot, the door may need adjusting so it closes evenly and does not trigger the auto-reverse.
Farm and shop doors
Beyond the river valley, farms and equipment buildings often have large sectional or rolling doors. Those doors use heavier springs and operators, and service calls often come in spring and fall when equipment is moved in and out. Describe the door size and type when you call so the right technician and parts come out.
Common calls
- New lightweight doors for old detached garages
- Opener replacements with modern safety sensors
- Threshold and seal fixes where frost heave has cracked the floor
- Farm and shop doors
Permits
Permits come from the City of Amsterdam or your town or village. Routine repairs usually do not need one.
Canal villages
Canajoharie, Fort Plain, Fonda, Fultonville and St. Johnsville grew along the Mohawk and the Erie Canal. Their housing is mostly older, with narrow lots and detached garages added over the years. Many doors are single-width, and some are still on extension springs without safety cables, which are worth adding.
Amsterdam's hillside neighborhoods
Amsterdam rises from the Mohawk on both sides of the river, and many streets are steep. Garages at the bottom of a sloped driveway collect runoff and meltwater, which freezes the bottom seal to the floor and rusts the hardware. Garages at the top of a slope may have a floor that is not level with the door. A threshold, a thicker or tapered seal and careful adjustment usually solve both.
Steep, narrow driveways also make it harder to pull straight into an old garage, so doors and tracks get bumped more often. If a track is bent or a roller has popped out, stop using the door and call.
Mohawk Valley winters and garage doors
Montgomery County follows the Mohawk River and the Erie Canal through the Mohawk Valley, with cold winters, lake-influenced snow on some days and plenty of freeze-thaw cycles. Freeze-thaw is hard on concrete, and a garage floor that has heaved or cracked can leave gaps under the door.
Many homes in Amsterdam, Canajoharie and the canal villages are older, with detached garages and doors that predate modern safety sensors.
Licensing and contracts
Montgomery County does not issue its own home improvement license. New York's General Business Law still applies: home improvement work over $500, which includes a new garage door, must be covered by a written contract that describes the work, the price and the start and finish dates. Ask the company for proof of insurance before a large job.
Garage door services in Montgomery County
- Broken spring repair: A loud bang, a door that weighs a ton, a gap in the coil above the door. Springs do the lifting, and they are the part that breaks most.
- Opener repair & installation: Remote stopped working, door reverses for no reason, motor runs but nothing moves. Openers fail in a handful of predictable ways.
- Off-track door & cables: Door crooked, hanging on one side or jumped out of its track? Stop using it. A crooked door can fall.
- New garage doors: Steel, insulated, carriage-style or full-view glass. What to compare, what affects price, and what a proper install includes.
- Panel & section replacement: One dented or cracked section does not always mean a new door. Whether a panel can be matched depends on age and model.
- Emergency repair: Door stuck open at night, car trapped inside before work, door hanging after a storm. What to do while help is on the way.
- Tune-up & maintenance: A yearly service catches frayed cables and tired springs before they leave you stuck, and quiets a noisy door.
- Commercial doors: Roll-up doors, sectional overhead doors and storefront gates for shops, warehouses, auto shops and loading docks.
- Weather seals: Daylight under the door, puddles after rain, leaves and mice getting in. A worn seal is a cheap fix that protects the whole garage.
- Remotes, keypads & smart control: Lost remotes, dead keypads, a car that will not program, or adding phone control and package delivery to an existing opener.

Questions
Montgomery County: questions
Do you cover Amsterdam?
Yes, Amsterdam and the other communities listed on this page are covered.
There is a gap under my garage door because the floor has cracked. Can that be fixed?
Often, with a thicker bottom seal, a floor threshold, or both. If the floor has heaved a lot, the door may also need adjusting.
Can my garage door be adjusted to fit an uneven floor?
Within limits. A technician can adjust the door and fit a thicker or tapered seal. If the floor has dropped a lot at one end, a threshold or concrete repair may also be needed.
Do you cover Canajoharie and Fort Plain?
Yes, along with Amsterdam and the other communities on this page.
Do you cover Esperance and Fonda?
Yes, both are on the coverage list, along with Amsterdam and the canal villages.
Should old extension springs be replaced with torsion springs?
It is an option on many doors, and torsion springs run smoother and are safer when they break. On a small, light door in good shape, new extension springs with safety cables are often fine.
Can I get a new door that fits an old, out-of-square opening?
Usually. The installer can shim the jambs and adjust the stop molding. Badly out-of-square framing may need repair first.
Why is there light around the sides of my garage door?
The perimeter stop molding has dried out, warped or pulled away. Replacing it with a vinyl or PVC stop seals the sides.
How long does a new garage door take to arrive?
Common steel doors in standard sizes are often available within a week or two. Custom sizes, colors, windows and wood doors can take several weeks. Ask when you get the quote.
Is my old garage door opener safe?
Test it: lay a 2x4 under the door and close it. It should reverse on contact, and it should also reverse when something passes through the sensor beam. If it fails either test, stop using it until it is repaired or replaced.
