Garage door help by town in Schoharie County

Each page covers local housing, conditions and who issues building permits.

Valley villages and hill farms

Schoharie County follows Schoharie Creek through a fertile farming valley. Cobleskill, home to SUNY Cobleskill, is the largest community, and the county seat is the village of Schoharie. Howe Caverns draws visitors near Howes Cave, and at the south end, Gilboa Dam holds back the Schoharie Reservoir, part of New York City's water supply.

In August 2011, the remnants of Hurricane Irene sent Schoharie Creek over its banks, flooding Middleburgh, Schoharie and other communities. Many garages were flooded, and floodwater does lasting damage to openers, springs and cables.

Common calls

Making a garage more flood-ready

  • Keep the opener and its outlet on the ceiling, well above the floor
  • Store fuel, chemicals and electrical tools on high shelves
  • Choose galvanized hardware and a steel or composite door rather than wood if the garage has flooded before
  • After any flooding, unplug the opener and have springs, cables and the opener checked before use
  • Photograph the garage and door before and after a flood for insurance

Flood insurance and building rules in mapped flood zones are separate questions. Your town building department can tell you whether your property is in a mapped flood zone.

Farms, villages and the college town

Outside the villages, Schoharie County is farm country, with barns and equipment sheds that use large doors, often serviced by companies that also work on commercial doors. In Cobleskill, many homes are older village houses with detached garages, and some are rented to students at SUNY Cobleskill, so garage doors see many different users. A working auto-reverse and a keypad instead of shared remotes make sense in rental homes.

After a flood

If floodwater reached your garage, unplug the opener before using it and have the system checked. Water can damage the motor and circuit board, and corrosion can make springs and cables fail weeks later. Take photos for insurance before anything is replaced.

The hill towns

The towns in the south and west of the county, such as Gilboa, Jefferson, Summit and Conesville, sit higher than the valley and get more snow and longer winters. Properties are spread out and many have barns and detached garages. A fall tune-up, a good seal and clearing snow from in front of the door prevent most winter problems.

Cobleskill, Howes Cave and Sharon Springs

Cobleskill is the county's largest community and its main commercial center. Nearby, Howes Cave is known for the caverns, and Sharon Springs, to the north, is a historic spa village with Victorian buildings. Homes in these communities range from village houses with detached garages to newer homes on larger lots. Typical calls are springs that break in winter, openers in need of replacement and doors damaged by snow and ice.

Schoharie County weather and garage doors

Schoharie County is rural, with long winters in the hill towns and floods along Schoharie Creek. When the remnants of Hurricane Irene hit in August 2011, the creek flooded villages including Schoharie and Middleburgh. Floodwater ruins openers and corrodes springs and cables, so a garage that has flooded should be checked before the door is used.

Farm properties often have barns and equipment sheds with large doors, and those are worth inspecting before winter.

Licensing and contracts

Schoharie County does not issue its own home improvement license. New York's General Business Law still applies: home improvement work over $500, which includes a new garage door, must be covered by a written contract that describes the work, the price and the start and finish dates. Ask the company for proof of insurance before a large job.

Garage door services in Schoharie County

  • Broken spring repair: A loud bang, a door that weighs a ton, a gap in the coil above the door. Springs do the lifting, and they are the part that breaks most.
  • Opener repair & installation: Remote stopped working, door reverses for no reason, motor runs but nothing moves. Openers fail in a handful of predictable ways.
  • Off-track door & cables: Door crooked, hanging on one side or jumped out of its track? Stop using it. A crooked door can fall.
  • New garage doors: Steel, insulated, carriage-style or full-view glass. What to compare, what affects price, and what a proper install includes.
  • Panel & section replacement: One dented or cracked section does not always mean a new door. Whether a panel can be matched depends on age and model.
  • Emergency repair: Door stuck open at night, car trapped inside before work, door hanging after a storm. What to do while help is on the way.
  • Tune-up & maintenance: A yearly service catches frayed cables and tired springs before they leave you stuck, and quiets a noisy door.
  • Commercial doors: Roll-up doors, sectional overhead doors and storefront gates for shops, warehouses, auto shops and loading docks.
  • Weather seals: Daylight under the door, puddles after rain, leaves and mice getting in. A worn seal is a cheap fix that protects the whole garage.
  • Remotes, keypads & smart control: Lost remotes, dead keypads, a car that will not program, or adding phone control and package delivery to an existing opener.

Questions

Schoharie County: questions

Do you cover Cobleskill?

Yes, Cobleskill and the other communities listed on this page are covered.

My garage flooded. Do I need a new opener?

Not always, but it should be tested before use. Floodwater often damages the circuit board, and the springs and cables should be inspected for corrosion.

Can a flood damage garage door springs?

Yes. Floodwater, and the mud and moisture it leaves behind, speeds up rust on springs, cables and bottom brackets. Corroded parts can fail weeks after the water is gone, so have them inspected.

Do you cover Middleburgh and Richmondville?

Yes, along with the other communities listed on this page.

Do you cover Sharon Springs and Howes Cave?

Yes, both are on the coverage list, along with the other communities on this page.

Should I replace a wood garage door that got wet in a flood?

If the wood is swollen, delaminating or starting to rot, usually yes. Steel doors often survive a flood better, though the hardware and opener still need checking.

What does a garage door technician check after a flood?

The opener motor and circuit board, the outlet and wiring, the springs, cables and bottom brackets for corrosion, the rollers and bearings, and the bottom section and seal. Leave the opener unplugged until it has been checked.

Can a large farm door get a garage door opener?

Often, yes, with an operator rated for the door size and weight and the same safety sensors as a house door.

Why does my garage door stop halfway in cold weather?

Stiff lubricant, ice in the tracks or a spring losing tension can make the opener sense too much resistance. Clear ice, lubricate the moving parts and have the balance checked.

Is there a travel fee in rural Schoharie County?

Some companies charge one for distant addresses. Ask for the full price, including any trip fee, when you call.

Can I replace my garage door opener myself?

Many homeowners do, following the manual. The door must be balanced first, the sensors installed at the right height and the auto-reverse tested afterward. If the springs are worn, call a technician before fitting a new opener.

Do you cover Gilboa, Jefferson and Summit?

Yes, all three hill towns are on the coverage list. In winter, allow extra time for a technician to reach them.

Should my garage door opener be on a surge protector?

It is a good idea, especially in rural areas where storms and outages are common. Use one rated for the opener, and check it after a big storm.
