From Modern Times to Brentwood

In 1851, the reformers Josiah Warren and Stephen Pearl Andrews founded a community called Modern Times here, built on the idea that people should be free to live as they chose. It was renamed Brentwood in 1864. A few of its original octagonal and early houses still stand. The town grew slowly until the postwar decades, when its pine barrens and farmland filled with housing.

Today Brentwood is one of the most populous hamlets in Suffolk, with many multi-family and multi-generation households. Garages are often used for storage, workshops or parking for more than one car, and doors get heavy daily use.

What that means for garage doors

A door that opens ten or more times a day can wear out standard springs in just a few years. If you have had more than one spring replacement, ask about high-cycle springs. Busy driveways also mean more bumps, and a door that has been hit should not be used until it is checked, since bent tracks and sections can let it fall.

Many Brentwood homes have older openers without modern safety sensors or with sensors that have been bypassed. If yours does not reverse when it touches an object, have it fixed or replaced, especially with children in the house. See opener repair.

Permits and paperwork in Brentwood

Brentwood is a hamlet in the Town of Islip. Building permits for most addresses come from the Town of Islip Building Division. A like-for-like repair, such as new springs or an opener, does not usually need a permit. A new door, a widened opening or a wind-rated coastal installation may, and the installer should check before ordering.

Garage door contractors working in Suffolk County generally need a home improvement license from the Suffolk County Department of Labor, Licensing and Consumer Affairs. Ask for the license number when you book. New York law also requires a written contract for home improvement work over $500.

What Suffolk's climate does to garage doors

Suffolk has shoreline on the Sound, the Great South Bay, the Peconic bays and the ocean, so salt air reaches far inland and rust is the most common enemy of springs, cables and hardware. Winters bring hard freezes and road salt, and the first very cold morning of the year is when tired springs tend to snap.

Heavy rain is no stranger here: Islip recorded 13.57 inches in 24 hours in August 2014, the New York State record. A good bottom seal and a door that closes evenly keep that water out of the garage.
