City rowhouses, suburbs and hilltowns

Albany County packs a lot of variety into a small area. In the city of Albany, much of the housing is nineteenth- and early-twentieth-century rowhouses and two-family homes, where a garage, if there is one, is usually detached, behind the house or off an alley. The suburbs that grew after World War II, in Colonie, Bethlehem and Guilderland, are full of ranches, capes, colonials and split-levels with attached garages, many now on their second or third door and opener.

West of the suburbs, the Helderberg Escarpment rises to the hilltowns of Berne, Knox, Westerlo and Rensselaerville. Those are rural areas with farmhouses, barns and long driveways, where winter is longer and service calls take more travel.

City garages: tight spaces and low ceilings

Garages behind Albany's rowhouses and two-family homes were often built for smaller cars, on narrow lots with little room beside the opening and a low ceiling. Standard torsion springs need some headroom above the door, and an opener rail needs clear ceiling space behind it. When that space is not there, technicians use low-headroom track kits, which mount the springs differently, or a wall-mount opener that sits beside the door instead of on the ceiling.

Alley garages also take more knocks from passing vehicles and plows. If the bottom section or tracks are bent, a repair may be possible, but on an old, single-layer door, a new lightweight steel door is often better value.

Split-levels and raised ranches in the suburbs

Many homes in Colonie, Bethlehem and Guilderland are split-levels and raised ranches with the garage tucked under a bedroom or family room. In those houses, a noisy chain-drive opener and a rattling, uninsulated door are felt through the floor. A belt-drive or wall-mount opener, nylon rollers and an insulated door make a noticeable difference. See why a garage door is loud.

Permits in Albany County

Building permits come from the city, town or village where the property is located: the City of Albany, Cohoes or Watervliet, the towns of Colonie, Bethlehem, Guilderland, New Scotland and the hilltowns, and villages such as Altamont, Voorheesville and Ravena. A like-for-like spring or opener repair rarely needs one. A new door in a widened opening, or a new garage, does.

The Helderberg hilltowns

Berne, Knox, Westerlo and Rensselaerville sit on the plateau above the Helderberg Escarpment, a few hundred feet higher than the city and the suburbs. Snow arrives earlier and stays longer, winds are stronger, and roads are slower in a storm. Many properties are farmhouses with detached garages, barns and long gravel driveways.

For homes up there, a fall check of the springs and cables, a tight bottom seal and a battery-backup opener or outside release make the most difference. If the door fails in a storm, call early and describe the problem clearly, since a technician may need extra time to reach you.

Albany County winters and garage doors

Albany averages roughly 60 inches of snow a season, and the Helderberg hilltowns to the west often get more. Doors freeze to the floor, snowmelt refreezes in the tracks, and springs give out in deep cold. Clearing snow away from the door and keeping the bottom seal in good shape prevent most winter calls.

Ice storms and summer thunderstorms knock out power from time to time. An opener with battery backup, or knowing how to use the emergency release, keeps the car from being trapped.

Licensing and contracts

Albany County does not issue its own home improvement license. New York's General Business Law still applies: home improvement work over $500, which includes a new garage door, must be covered by a written contract that describes the work, the price and the start and finish dates. Ask the company for proof of insurance before a large job.

Garage door services in Albany County

  • Broken spring repair: A loud bang, a door that weighs a ton, a gap in the coil above the door. Springs do the lifting, and they are the part that breaks most.
  • Opener repair & installation: Remote stopped working, door reverses for no reason, motor runs but nothing moves. Openers fail in a handful of predictable ways.
  • Off-track door & cables: Door crooked, hanging on one side or jumped out of its track? Stop using it. A crooked door can fall.
  • New garage doors: Steel, insulated, carriage-style or full-view glass. What to compare, what affects price, and what a proper install includes.
  • Panel & section replacement: One dented or cracked section does not always mean a new door. Whether a panel can be matched depends on age and model.
  • Emergency repair: Door stuck open at night, car trapped inside before work, door hanging after a storm. What to do while help is on the way.
  • Tune-up & maintenance: A yearly service catches frayed cables and tired springs before they leave you stuck, and quiets a noisy door.
  • Commercial doors: Roll-up doors, sectional overhead doors and storefront gates for shops, warehouses, auto shops and loading docks.
  • Weather seals: Daylight under the door, puddles after rain, leaves and mice getting in. A worn seal is a cheap fix that protects the whole garage.
  • Remotes, keypads & smart control: Lost remotes, dead keypads, a car that will not program, or adding phone control and package delivery to an existing opener.

Do you cover the city of Albany?

Yes. The city of Albany and its ZIP codes are covered, along with the surrounding towns and villages listed on this page.

Do I need a licensed contractor for a garage door in Albany County?

Albany County does not have a county home improvement license, but any job over $500 needs a written contract under New York law. Ask for proof of insurance.

Can a garage with a low ceiling have an opener?

Usually, yes. Low-headroom track kits and wall-mount openers are designed for that situation. A technician will measure the space above the door and the ceiling depth before recommending one.

Do you cover Cohoes and Watervliet?

Yes. Both cities are in Albany County and on the coverage list, with their own pages.

Do you cover Delmar and the Town of Bethlehem?

Yes. Delmar has its own page, and the other Bethlehem hamlets on the coverage list are included.

Why do Albany garage door springs break in January?

Springs near the end of their life are more likely to fail in deep cold. The first very cold mornings of the year bring a wave of broken springs across the Capital Region.

Can a technician come to Altamont or Voorheesville?

Yes. Both villages are on the coverage list, along with Ravena and the other Albany County communities on this page.

Is a permit needed to replace a garage door in Albany?

A like-for-like replacement in the same opening often does not need one, but rules vary between the city, towns and villages. Ask the installer or the local building department before you order.
