Suburbs to the escarpment

Eastern Guilderland, around Western Avenue and Crossgates Mall, is suburban, with postwar and newer homes on regular lots. Heading west, the town turns rural, ending at the village of Altamont, home of the Altamont Fair, beneath the Helderberg Escarpment. Altamont is an incorporated village with its own building department.

The higher ground to the west gets more snow and wind than the suburbs, and homes there tend to have detached garages, barns and outbuildings with larger doors.

Permits and paperwork in Guilderland

Guilderland is a town in Albany County. Building permits for most addresses come from the Town of Guilderland Building and Zoning; the Village of Altamont has its own. A like-for-like repair, such as new springs or an opener, does not usually need a permit. A new door, a widened opening or a wind-rated coastal installation may, and the installer should check before ordering.

Albany County does not issue its own home improvement license. New York's General Business Law still applies: home improvement work over $500, which includes a new garage door, must be covered by a written contract that describes the work, the price and the start and finish dates. Ask the company for proof of insurance before a large job.

Albany County winters and garage doors

Albany averages roughly 60 inches of snow a season, and the Helderberg hilltowns to the west often get more. Doors freeze to the floor, snowmelt refreezes in the tracks, and springs give out in deep cold. Clearing snow away from the door and keeping the bottom seal in good shape prevent most winter calls.

Ice storms and summer thunderstorms knock out power from time to time. An opener with battery backup, or knowing how to use the emergency release, keeps the car from being trapped.
